LAKE Appraisal and Valuation 87-1405634 | Government Grant Application

LAKE Appraisal and Valuation | Application Preview

LAKE Appraisal and Valuation is seeking government grant funding to support a 24-month project aimed at entering vital property data into online databases for local municipalities lacking resources. The funding would cover wages, insurance, office supplies, utilities, and gasoline. The project focuses on smaller rural communities and lake areas in Racine County, where property data is often not available online. By compiling information such as gross living area, year built, site size, and zoning details, the initiative will help users like lenders, appraisers, and homeowners access crucial data more efficiently.

This project not only streamlines data access for real estate-related activities but also supports environmental impact research related to suburban sprawl. The applicant plans to continue part-time real estate appraisal work while conducting the data entry. They emphasize the importance of this work in alleviating the burden of property research for others, making the information easily accessible to prevent duplication of efforts.

Grant funding is crucial at this time, especially given new ANSI standards for home loans, as having accurate online property information becomes essential. While specific details about potential communities involved or how many could be served within the funding period are uncertain, the applicant believes local municipalities would welcome the assistance due to their ongoing financial and time challenges. Notably, there appears to be no current competition for this type of service, giving the applicant a unique advantage in supporting these communities.

  • Funding Usage

To fund, for 24 months, the wages, insurance, office supplies, utilities, and gasoline to research and enter private sector, property data i.e. gross living area, estimated year built, site size, number of rooms, bedrooms, baths, zoning information, and garage information into online databases for local municipalities that do not have the resources or time to enter this important, relevant data. This is especially important in smaller rural farm communities such as Caledonia, Yorkville, Union Grove, and Raymond, as well as smaller lake communities such as Racine County Villages and Townships such as Waterford, Lake Tichigan, Wind Lake, Eagle Lake, Browns Lake, Bohners Lake, Lake Denoon, and properties along the Fox River whose property information, in many cases, is not currently available online. Having this information readily available enables users of such data i.e. lenders, appraisers, assessors, and homeowners, to carry out data related activities much quicker than they are currently able to do so. Too, having this information readily available online also benefits those performing environmental impact research of suburban sprawl and expansion in these rural and small area lake communities is having on local lakes, rivers, wildlife, fishing and the local habitat.

  • Business Plan

I will continue to perform real estate appraisal work on a part-time basis. Because the work I would be performing, while mundane, is essential to assisting users of real estate information. If one person (me) takes the time to enter the data, then all other users or seekers of that very same information won’t have to duplicate (waste) the time and effort it takes to research the data on any given property, it will already be there. Given the current real estate climate, having solid, online information is essential! As of April 1,2022, ANSI Standards are required for all home loans. While I would not be able to provide Gross Living Area (GLA) based on ANSI Standards, having the property information online would benefit real estate agents, appraisers, assessors an lenders. I have requested 2 years funding, but at this time, it is unknown to me how many communities in rural and western Racine County communities I could get entered online during 24 months of funding. Nor do I know how many communities would be willing to provide the data so that I could enter it on their behalf. But, I feel given the financial and time constraints local municipalities are continually struggling with, it is very likely most municipalities would be glad for the assistance. I mean, why look a gift horse in the mouth, right?

  • Self Identified Competition

I don’t know of anyone who is currently doing this type of work. I’m not sure I can answer that, I don’t know of any local company that is willing to assist local municipalities in entering their property data online.
