Business Plan
This first year will be the most important in regards to a five year business plan. Proper planning, preparation, and marketing will be necessary if we plan to build the company. We plan to incorporate Google Drive Leads lists, and Home Advisor into our business strategy. This will help us find new leads for business, and help us grow our portfolio and clientele. This first year has been a big learning experience for Johan and I. Currently, we are working on breaking even this year. From start up costs, and expenses on tools and equipment, we plan to have a net profit margin of 10-20% at the end of this first year after calculating overhead expenses. If we plan to make that happen, a few necessary precautions need to be put into place as followed. A proper financial agreement has been put into effect. We agreed upon a 40%-40% profit split between the two of us, with 20% profit going back to the company. A variance report and executive review will be held during our management meetings weekly, monthly, and yearly, to ensure that our plan is working in full affect. Spreadsheets and lists will be updated daily. Having these meetings take place will ensure that there is no grey area when talking over our business and financial planning. As of now, our performance evaluation for one another has been quite easy, as Johan and myself have very high expectations personally and for one another. Johan and I will be the only individuals in regards to taking care of all financial decisions. As far as hiring extra help goes, when Johan and I are hired for a job that is bigger than the two of us can handle, we know so many people in the same field of work, so we bring in someone that we know in the same field to help us as a freelance worker. This helps us in regards to not needing someone hired on as a full time employee at this time. Year 2 will be crucial for us in regards to building up the business. Since we are both from the area and have years of experience working with other remodeling contractors and companies, it will be vital that we continue to build lasting relationships with these people and companies. This year will be big in seeing what we can do and make happen within our own company. Using the SWOT analysis, we can view other companies strengths, weaknesses, opportunities, and threats. Evaluating these specific traits within other businesses will help us find the perfect direction within our company, and by using these examples it will help us find different business strategies, and blueprints that will be pivotal in reaching our own success. This strategy will also help us in finding our niche. We know that customer service is key when talking about building a business portfolio and creating clientele. If you think about marketing, it is general knowledge that word of mouth is the biggest marketing tool to have. At the end of year 2, we plan to reach a net profit margin of 20-35%. Year 3 is when we plan on possibly bringing on some full time employees. At this time, we plan to have a great portfolio of work, and a strong backing on clientele. This will be an exciting time for the two of us, as we both know the responsibility that we will have in bringing on more help. We are so excited for this time because we both know how important it is to have someone believe in you. Not only do we want to help people that are involved in our business, but we also want to help our youth. At the end of year 3, we plan to have all equipment and supplies necessary for the work that we do. This will put us into the perfect position to start growing into years 4 and 5, and at the end of year 3, we expect to have a net profit margin of 25-40%. Years 4 and 5 will be quite similar in our minds. As clientele increases, the jobs available to us will be too. These will be the years that we find out genuinely what separates us from our competition. Not only will we be looking to grow the business, but by this time, we plan to own 6-10 investment properties. This will not only help bring us work, but will also allow us to bring work to others. We want to be a business for the community, and you can not make that happen without helping others out along the way. From our calculations and expectations, by the end of years 4 & 5, we expect to bring in a net profit margin of 40-60%. This would let us know that all of our planning and preparations have worked out accordingly. Investors should invest into Ozandmarinpropertymanagementlls because we are reliable. Johan and I have been involved in sports our whole lives, and that has helped mold us into the men that we are today. As a 3x State Champion, and State record holder in the 110 high hurdles, I know what it means to do more than asked of me to gain success. That consists of working longer hours than anyone else, to separate any chance of competition. As a former captain of the USM Football and Track Team, I know first hand what it feels like to carry someones trust on my shoulders. Having this background and previous business experience in the field of athletics and home remodeling, it has taught me time management, financial management, and most of all the quality trait of being a leader. Leaders must want to lead, and in this case I feel like I have been put into the perfect position to be a leader of this team. After college, I worked in sales and marketing for OrangeTheory Fitness before I began the journey of learning home remodeling. This gave me the upper hand when it comes to starting a business because I will not be starting from scratch. There will be a full background of knowledge in regards to sales, marketing, and work experience. My expectations are high, not only in a working aspect, but also as a personal perspective, because we do not only want to help ourselves and others create financial success, but also help make one another into better people in general. I feel that this aspect of life is strongly overlooked in most individuals day to day. I put it at a high point in my life because I would not be sitting in the position that I am unless someone believed in me. Following the path that God has put me on, I feel like there is no such thing as failure, just lessons to learn in life.

Self Identified Competition
Top 3 competitors in our area: InVision Construction, J and J Custom Renovations, and H&S Construction. InVision Construction is owned by Jim Meng. He has a lifetime of business experience, a great vision for the future, and definitely knows what he is doing with analysis and project management. Mirroring his success is very important when talking about the goals our own success of Ozandmarinpropertymanagementllc. As time continues, and very detailed SWOT analysis will be conducted on InVision Construction. J and J Custom Renovations is a well known business around this area, and they do quality work. We have worked along side them on a couple different projects. As I have not yet met the owners of this company, I can tell they have a well drawn out blueprint or success within their company. H&S Construction is owned by a couple buddies of mine Chris Hare and Casey Spell. When I moved back to this area in 2019, I was brought on as a freelancer to help them with their marketing tactics, building a website, and social media marketing. I also had the chance to work alongside Chris for a few months on home remodeling projects. We keep in touch regularly, and I frequently fall back on them for advice and suggestions towards our business, and the planned path that we are following. What makes Ozandmarinpropertymanagementllc different from our competitors is our dedication, reliability, and the feeling that we leave people with after coming into contact with us. People want to hire someone that you can put forth all your trust into. Being a psychology major, with a minor in business management, I feel that this trait alone sets us apart from other competitors. I understand the mental aspect of conducting business, and the process of relations and empathy. This is big when being hired for a job. The client must feel that you genuinely care about the task at hand, and with that being understood, it will be an upper hand for us in creating relationships that last a long time. I will not sit here and tell you that we have found a specific niche yet. It has not been a year yet into running this company, so we are working diligently to figure that out, but what I can tell you, is that when i get done spending time with a client, they are not only excited about the project that we have completed for them, but they are also excited about life. I am a disciple of the lord, and I genuinely believe that my purpose is to bring light into others lives, so they can get a glimpse of something special, and begin to become curious of this nature. I have been called delirious and delusional because how nice I am, and how I spend time with people that others think are too far gone. I do not believe that this is delusion. I personally believe that this is a higher and harder road. It is so easy to get down in life, and other situations, but as former athletes, we do not accept failure, we see it as a challenge. I feel like i was put on this earth to relate to others, and be a light for them when they feel all is lost. That might be a niche in itself. All I know is that when I come into contact with someone who is having a bad day, the feeling that I get after we have spent a moment of time together is overwhelming. I am blessed beyond belief to be put in the situation that I am, and I plan on using my success to help others while on my journey.
