  • Funding Usage

    We would use this money to renovate the barn on the property and convert it into our concept-studio. 1) Optional phase of the project, upon sealing a deal with our neighbor(pre-approved), we would purchase 12' wide along our property(left side) to enlarge the driveway and ease the access and parking. $20,000 2) Phase 1 of the project would be to renovate the first floor with provision for the second floor. First floor would be for the curated boutique and multi-purpose room like photography studio and workshops. $55,000 3) Phase 2 of the project consist in doing the second floor that will welcome the spa room, beauty bar, wellness and aromatherapy, hair and beauty services. A new septic system is needed($12,000) unless we can work with the public system at that time( it's in discussion at the town). $60,000 total for phase 2. We would be so appreciative of any Grant to give a little break to our tight budget and would also totally be open to a government loan for the major part of the project.

    Since we started this business, we had the clear vision and goal to move eventually into the barn for more space and generate durable revenues. after 2 years using our current studio in a small portion of the house, we are now reaching 90% capacity of booking and soon will hit a ceiling. With the first phase of the project(1st floor) we estimate to generate the first year at least an extra $50,000 with the shop open during business hours and the photography and workshop studio providing more services. With the second phase of the project(second floor) we estimate to double our current revenues as we could hire 1 or 2 employees and offer multiple services at a time. within 5 years of business with this new studio, we estimate to grow drastically from $100,000 a year to 500,000 a year. Our story is what brought this project to life. Born in CT and raised in Belgium, we sold everything we had to move back here with our children and give a chance to our Big dream. We know what it takes to reach our goals and we are already making the sacrifices. From 2019 to 2020 we started by saving money with some jobs and finally purchased this 1840 antique property in commercial and residential zone of New Hartford. With the support of the community and the Town, we could start our business in a corner of our house. We started the renovation while keeping its authentic character. Our clients often say "it's a hidden Gem", there is always something to discover. Our approach is an innovative way to experience art and wellbeing. We have customers coming from all around the State but also sometimes from Boston and NYC. By investing in our project, you are helping a small family business to become a valuable addition to CT and to the Town of New Hartford.

    As we offer an individual service to the person, we consider our primary competitor to be ourselves. We are constantly learning new skills to always provide top-notch quality services. Of course we acknowledge other photographers and spas in the area but we like to focus on our identity and bring the clients for who we are. We are a niche-type of business. What sets us apart, is our holistic and global approach. It's a place where you get an experience. Our European touch is present in the quality of the services and products. We like things to be well-done and minimalist. For the spa and beauty side of the business, we collaborate only with ethical and clean brands, we also make our recipes of products and launched our own line of aromatherapy. We care about being a "green place". Regarding the photography side, our clients are often also clients of the spa services, we also have a lot of families and business owners in our community and are specialized in brand photography and portraits. We are also skilled with 20 years of experience in our respective fields of wellness, beauty and photography.
