The current residual income is only enough to support common business expenses, but not enough to expand and save more families from foreclosure. With this money, I would be able to acquire at least 10 (maybe more) properties and with that many more properties the residual income would be high enough to fund future deals without ever needing to borrow money again. The ultimate result will be more families spared from the trauma of foreclosure during a housing shortage.

Business Plan
As previously stated, we would use this money to increase the number of clients we could take on. We project with $500,000 we will be able to accept at least 10 more clients within the next 12 months, and 10 more clients will increase our residual income sufficiently enough to be able to self-fund all future deals. This will place us in the position of never needing to borrow money again while expanding to hire more people and helping more families avoid foreclosure on their credit record. So 5 years from now it's possible to offer this assistance statewide at least. Because in such an unprecedent time of challenge I am making a difference on a fundamental level -- providing housing during a housing crisis which nurtures a stable community and local economic growth. I believe housing is under threat right now and although I run a for-profit business, what I'm doing is ethical, moral and requires no heavy lifting! ;-)

Self Identified Competition
Technically, apples to apples comparison I have no direct competitors in this market. I believe there are some in Houston, Austin and San Antonio, but I haven't heard of anyone doing what I do here in Corpus Christi the way I do it. In addition to sparing families from foreclosure on their credit record and providing them with cash to help them start their life over fresh somewhere new, the new family that moves into the property is given the exclusive opportunity to buy the house with no credit.
