HomeIngo, LLC | Application Preview
HomeIngo, LLC is applying for government grants to enhance its operations and expand its services in property management. The funding will be allocated toward upgrading property management software, obtaining a CAM license, purchasing and managing rental properties for various durations, hiring cleaning and administrative staff, and boosting marketing efforts.
The business plan focuses on acquiring new short-term listings while offering cohosting services and gradually purchasing properties to generate rental income. HomeIngo aims to build a dedicated in-house cleaning team to improve service quality and reduce reliance on third-party providers.
The application emphasizes the founder's personal story of resilience and determination. Growing up in a challenging environment, influenced by her great-grandparents' immigrant experience and her own path as a single mother, she developed a strong work ethic. After years in corporate roles, she decided to pursue her passion for hospitality and founded HomeIngo after successfully hosting an AirBnB unit.
The pitch to investors is grounded in a commitment to customer satisfaction and a proven track record of high ratings as a host. HomeIngo differentiates itself from competitors by providing local, personalized customer service, maintaining a 4.96 rating compared to competitors' 4.7-4.8 ratings. With the right funding, HomeIngo plans to expand its capabilities and enhance customer experiences further, all while aiming to give back to the community.

I would like to use the funding toward an upgrade in property management software, obtaining a CAM license to expand on services offered, to purchase, own and operate rental properties for short-term, mid-term and/or long-term rental dependent on the economy and season, to hire in-house cleaning and administrative teams to handle demand as we grow, and invest into marketing and advertising.

Business Plan
To continuously acquire new short-term listings, offering cohosting services. Then to purchase and rent company owned properties (either short term, mid-term or long-term, dependent on the season and economy) that will generate rental income and investment income. Hire an in-house cleaning team and eliminate third party cleaners. My great-grandparents migrated to California from Guatemala in the 1940s. They established themselves and built their lives and heritage from the ground up. They learned and spoke English as they embraced the American culture. They started businesses or worked for others, bought homes and cars, paid their taxes and integrated within their communities. From what I remember and was told they were comfortable and happy. I was born to my father in 1980 when he was only 17. He was a single father (practically unheard of then) and worked hard to provide. He married when I was three and went on to have 5 more daughters. We were not well off and walked the poverty line my whole childhood. But, as my ancestors had done before me, I was determined not to allow the sins of my father keep me down. I learned from an early age you do not get anything or go anywhere without hard work, ethics and determination. I was home-schooled and started working at 14 years old to help provide for myself and the family. In high school, I interned for NASA, through Edwards Air Force Base in Rosamond, CA, and continued on a work contract after my internship, until I started helping the family business and attend college. In 1998, I was 18 and married according to the family religious beliefs. I had a daughter at 20 and at 22 I was filing for divorce with a second daughter. As a young single mother, I worked during the day and went to school at night to acquire a BS in business management. I moved to Sarasota, Florida in 2007 and worked my way up the corporate ladder at a financial processing company. I started in Sales and when I left was VP of Marketing and Compliance. I was poached and hired by a logistics company. This eliminated the long commute I had for the 8 years at the financial company. I was then offered a logistic management position with one of my customers companies due to my knowledge of imports/exports. From there I was promoted to a project manager. In 2022, I decided to leave the corporate world and venture into a passion of mine. While working, I was hosting an AirBnB vacation unit that was attached to the home I lived in. I quickly learned what made guests happy and I did anything for a 5-Star review. That was pure joy for me. In this joy I birthed HomeIngo. As I was unable to purchase my own vacation home yet, I could offer my services to other owners and show them how to make their properties the most profitable and get those 5-star reviews; a win-win. I implore investors to invest in me and HomeIngo because I know how to make people happy, comfortable and have a 5-star experience. I can turn a bad situation good, make nothing into something, turn a profit and earn the trust of others. I have a 4-year solid track record of being a SuperHost/Premier Host on online travel agency platforms for which guests make reservations and leave me reviews. I have taken that experience and building HomeIngo, giving that same dedication and tenacity to my customers and their guests. As hard as I have worked my whole life, I have never worked harder than now to make my vision a reality. To all the people that gave me a leg-up, invested in me, gave me a chance-- I want to do the same for others. I want to look back and know my life's work impacted other lives positively. I want to give back to my community and outside my community.

Self Identified Competition
My Property Chicks: they offer property management services and I do not. One of the reasons I would like a grant is so I can obtain a CAM license and be able to offer such services, if needed. Awning: also offer property management and have a team to help with daily tasks. With proper funding would be able to support an in-house team. Evolve: National marketing company for short-term rentals. HomeIngo is a local representation for guests and customers to access via cell phone. We are not on a national level and thus do not have an 800 number with generic responses. We know and live in this area. There is no limit to our customer service level. Our response rate is at 100% and time is 5 minutes or less. Whereas my competitors have high ratings, I currently have and maintain a 4.96 rating on online travel agency platforms. My competitors are at 4.7-4.8.
