Funding Usage
I have been working on a 300 unit apartment complex for the past two years in Wytheville, VA. We were slated to move forward with plans, property purchases, and engineering approvals at the beginning of 2023. That's when the interest rates went crazy and i lost my ability keep the project afloat. Wytheville, VA has a huge industrial park with a major interstate presence. We currently have a housing crisis here and will, even more so, when new industries move in. We need a mix of low income housing as well as median income housing apartments, which is what my engineering design was for. This money would help me secure the land purchase and start on the low income segment of the complex. The total project is 72 million. I did have funding options set up for the bulk of the financing but the interest rate hikes put hurt those options drastically. With this funding I will be able to open those funding channels back up, start the building of the low income segment, and address the housing crisis that exists in Southwest VA. I am open to higher funding amount conversations and options, if they do exist. Thank you in advance for your time and consideration.

Business Plan
I plan to grow infinitely in housing aquisation, building, approvals, and licensing. I already have the engineering for the 300 unit apartment complex. I have invested over $100k of my own personal cash to get us to where we are today. I have plans and properties for 2 other large scale housing projects after this one.

Self Identified Competition
My competitiors don't exist in this town and space. There are a few residential housing builders in the town but they focus on single family homes and can't keep up with the demand as is. Therefore, they are way over-priced and happy with the high income streams that they have. Noone is addressing the housing shortage at the scale that I am trying to. I have worked in construction and apartment rentals since I was young within my family business. Additionally, I aquired a business accumen working for big tobacco (Altria) and multiple levels of manangement and nationwide for 20 yrs and Technology (Neustar) in Northern Va as Director of Marketing in charge of events worldwide. I know how to recognize a need and set the necessary steps in place to acheive them.
