Funding Usage
I would be open to any combination of government loans or grants that are available to me. I am not sure if I qualify or will qualify but would like to discuss options if they are there. As stated, my wife and I both own the business that we operate out of our home. We are moving to a new home and need to set up offices for both of us, as well as have business funding to continue paying our payroll. Additionally, we are hope to continue purchasing distressed real estate in our high poverty area and repairing to provide nice affordable housing in an area where options can be limited.

Business Plan
In less than 10 months, we have grown our rental business in the southeast Missouri area from 0 to 10 properties. Over half of these properties are within Opportunity Zones and provide nice affordable housing to those in need. Our operation is unique because we our own profits from contractor work to pour into our rentals. We have a full time contractor that works for us and gets our properties in good shape. We also have a full time receptionist that communicates closely to our tenants and potential tenants. We will grow exponentially because we have the ability to get the work done fast and the vision to treat low income clients with respect and provide a service to them. We are committed to our own business model. We have invested over $100,000 of our own money in 2023 to get our business off of the ground. With that $100,000 our business was able to do some short term projects that opened up addtional funding that we invested heavily into projects in the bootheel of MO, specifically in high poverty areas in Cape Girardeau, Hayti, Sikeston, Malden, Portageville and Clarkton. Most investors are not interested in cleaning up properties within these areas and providing clean affordable housing to these people. We are committed to that mission and can generate good revenue at the same time.

Self Identified Competition
Competition is limited in our areas. We try to connect with the housing authority in each area and discuss our properties being available for HUD/Section 8. Every person we have spoken with has told us that there is a large need for more investors accepting HUD/Section 8. Our willingness to work with section 8/HUD and provide quality housing. Since we have our own contractor, we take pride in doing good work on our properties and maintaining them properly.
