  • Funding Usage

Funding would be used to help the environment, the longevity of equipment, ensure a safe living area for our residents and help keep a small business in operation in a fast growing area. The RV park is occupied by residents that live there for 12-months a year at about 85% of the time. Specifically, we need a excavator to properly clean out the lake front area of invasive grass that has taken over. Residents enjoy fishing in Lake Smith, however, with the invasive grass "islands" taking over the shoreline, they can not fish or enjoy the lake. We can not remove these football size islands with pesticide as it would be harmful to the fish, birds, water system and other plants. Also, when these "islands" are moved by the wind into the area, they push on the dock we have for residents and it is compromising the structure and safety of the dock. (We have bought a small boat and made a tool to drag/push the islands out away from the shoreline and dock, however, after doing this for years, and spending hours a day on this, we need to get the right equipment to solve the problem and not just delay it. Estimated cost: $50,000-60,000 We also need a building to properly store our equipment to help with the longevity of it. Having it sit out, even if under a covering, it still takes a beating with the heat, moisture and other elements of the weather/sun. We currently have a zero-turn mower and tracker (both older), but they work and they are stored outside under a overhang. We have a golf cart, which we store in a small building, but it takes up most of the space, that it is hard for the park manager to work on anything in this space. We have the land to add a building, however, we will need to put concrete down and add the structure. By adding this building, we can continue to operate and not have as many repairs or replacement costs for essential equipment and the manager, whom is knowledgeable on repairing items, will have a space to properly store tools to repair small jobs for the park and the residents. Estimated cost: $110,000 As mentioned, we are a 55+ park with an average age of 70. Many of our residents are older and are looking for a safe, clean, pleasant environment to spend their final days at. The safe aspect has been compermised as the County has recenlyt put a sidewalk in along the outside of the park. A dollar General was added just down the street. The foot traffic into the park by non-residents has increased to a daily occurrence and we have had several items get stolen from outside residents homes and cars. As a park, we have installed cameras and more spot lights, however, the thieves come in the park during the daytime hours, case the park and come back and steal what they saw earlier in the day. We have several reports filed with the Sherriff. We also have a crime watch with suspicious people reported to management and information shared via the park facebook page. (we have footage of a person putting mask on and walking up to the camera and cutting the wires!) Our dumpster for household trash items is at the front of the park and we get people in that at all hours of the night or people come off the street and throw their stuff in it. We need to add a gate at the entrance areas (we have a fence along the sidewalk, just not at the entrance/exit). We would need to install a gate for the safety and peace of our residents. Estimated cost: $25,000 Other projects to complete for the comfort and welfare of our residents including our 4-legged residents include to fix the fencing at the dog park that was destroyed by Storm Nicole, Install drywall in the recreation room ceiling, paint and repair exterior, upgrade the bathroom fixtures as they are old and rusty and hard to operate (residents just don't have the strength to turn them on). Estimate budget: $20,000

  • Business Plan

We plan to grow the business by offering a safe, clean and peaceful place to live to 55+ adults. We will also look to expand our storage capacity and once the electric is fixed in the back, we will be able to fill all lots and rent them out. It is only a matter of time until this little slice of Heaven is overtaken by people. They should invest in us because we are a family run park, that is in an area that is going to explode in a couple of years, and we need to stay relevant to continue to offer a budget friendly home to our seniors. We need to stay updated, safe, clean and offer the amenities that we can to stay competitive. These investments will help us do that.

  • Self Identified Competition

Olde Mill Stream Southern Palms We are family owned and operated and care about the people that live here. We don't price gouge or charge more for snow-birds, we take pride in where we live (we live on property) and we do what we can with what we have. But being small, means a small budget and to compete, we need to invest in a few items to ensure we have the proper tools and equipment to do that.
