Kind Bomb LLC | Application Preview
Kind Bomb LLC is seeking government grants to renovate the second floor of a historic building on Main Street. The project aims to construct two two-bedroom apartments with a shared laundry area in a currently empty and demolished space. Plans include installing new windows and HVAC systems, with potential renovations for the third floor, an old ballroom with boarded-up windows.
The long-term business plan involves using the third floor for dance or gym rentals, creating two apartments above, and transforming the first-floor event space into a bakery and retail area. The addition of rental units addresses the city's housing needs and will generate income to support community events, allowing nonprofit agencies to use the event space without charge.
In terms of competition, Kind Bomb LLC faces other local options for event space like the Eagles Club and various parks and recreation venues. However, the competitive edge lies in this building's prime location on Main Street, featuring separate entrances and fire escapes, enabling it to accommodate rental units. Successfully completing this project would create a steady revenue stream and enhance local traffic and tourism.

Business Plan
Plans for this commercial business long-term include renovations for the third floor for dance or gym rental space. 2 uptown apartments on the second floor and a renovation of the current first floor event space into a bakery and retail space. I am passionate about driving traffic and tourism to our uptown Main Street community. The addition of the rental units on the second floor not only provide much needed housing for our city, but also provide income to grow the event space. With a positive income flow, the event space will be available for non for profit agencies to utilize without charging.

Self Identified Competition
Competitors for event space include Eagles club, Parks and rec spaces (various) and Sandy Ridge Vineyards. The building I am trying to aquire is in the heart of our historical Main Street. It is one of few buildings that can house rental units on the upper floors due to both separate front entrances from the first floor business space and fire escapes for both upper floors. The completion of these units would provide a reliable revenue stream.
