Magnolia Downs dba Magnolia Station | Application Preview
Magnolia Downs, operating as Magnolia Station, is seeking government grants for various purposes including real estate acquisition, equipment purchases, construction, inventory, and operational expenses such as salaries and utility bills.
The business aims for rapid expansion throughout Mississippi, targeting a growth of 5 to 10 times its initial size within two years. By securing funding, Magnolia Station intends to establish a reputation for providing high-quality and clean medicinal marijuana. The company plans to collaborate with local and state universities to offer practical experiences to horticulture and botany students, while also engaging the community through enhancements and events that promote a family-oriented atmosphere. Long-term, Magnolia Station is ready to expand into other states once federal legalization of medical marijuana occurs.
The application emphasizes Magnolia Station's commitment to community and veterans, as it is family and military-owned, with six out of ten owners being veterans. The business boasts an experienced team and key partnerships, including a respected sustainability consultant and skilled facility erectors, ensuring a solid foundation for operations.
With limited competition in Mississippi—where larger industry players have overlooked the area—Magnolia Station aims to fill a gap in the market by providing superior products compared to existing, less experienced producers. The company's dedication to quality and sustainability sets it apart, with a strong commitment to making the operation the leading medical marijuana provider in the state.

Business Plan
We plan to expand quickly all throughout mississippi. We want to expand to 5-10 times our initial size within 2 years, which with a grant is absolutely realistic. We plan to be synonymous with high grade and clean medicinal marijuana when people talk about the market in mississippi. We also plan to partner with local and state universities for their botany or horticulture students to get the required field hours to graduate. We plan to do community upgrades and events to foster a family environment in the town. Eventually, once medical marijuana is federally legal, we have contacts in other states ready to go to expand our operation. We are a family and military owned and operated business. 6 of our 10 owners are veterans along with a couple spouses being veterans as well. We have a core staff in place to get initial operations up and running including one of the most reputable sustainability consultants in the business. We have experienced facility erectors on standby once we secure a facility to start our build. We just want to help the veterans and civilians of mississippi who have ailments that deserve the highest quality products to remedy.

Self Identified Competition
From my travels to Mississippi to view properties and connect with locals, there isnt much competition. The titans of the industry have passed over mississippi leaving a bunch of underwhelming and inexperienced growers supplying subpar product to their customers. Many producers have had their products fail testing recently. Mississippi NEEDS a company like Magnolia Station to boost the outlook of the MS market with our products that are all of the highest quality. Quality, Pride, Sustainability. Thats Magnolia Station. Our team and dedication to quality is what makes us different. No one in our industry will work as hard as me and my team will work to make this the biggest most professional and most successful mmj operation in Mississippi.
