    To purchase a Salon for personal Salon Suites. More than ever, we need more spaces for Cosmetologists to have their own private areas to work safely. I want to create more job opportunities for sole proprietors to succeed without risking their mental or physical health. I currently manage the building where I rent a personal salon space. The building has 19 rooms that I manage. I became manager in March 2020 with little marketing experience, but I had worked in the industry for 12 years. In those 12 years, I had personal salons in multiple locations discovering what was essential and what was not. The owners of the current location where I work gave me a wonderful opportunity to learn. I quickly had the owners at 100% occupancy. I am now greatly confident that I not only know how to run a successful salon suite rental location but also how to keep the individual renters happy as well. I would like to eventually own 3 buildings, in 3 different locations, as they are needed. But I want to start with one with a projected 30 room capacity. I am currently in the process of having the business plan finalized and then will be trying to find the location. I do not have family or investors, so I am asking for help here.

    I would like to start with a building with 30 suites available to lease. My goal would be 75% capacity or better by the end of the first year. I would continue increasing the renters to full capacity with my goal of a 2nd location being added by the end of 5 years. I would like the 2nd location to expand to 40 rooms minimum. Then on to eventually owning three or more locations. I believe I can create a great foundation for myself and other cosmetologists to take their skills and business to the next level. I’d like to help provide a more stable life for them and their families.

  • Self Identified Competition

    First off, I want to be the competitor! I want to put my buildings in locations where there are no Salon Suites. Smaller cities that are currently experiencing growth such as Bastrop, Smithville, Lago Vista, or Spring Branch. Or maybe around huge home builders that have barely any current commercial property yet like Santa Rita in Liberty Hill Tx, Travisso in Leander Tx. But if I must name three, that are in the Austin area, I will say SolaSalonstudios.com. They are a top-of-the-line franchise appearing number one in Forbes multiple years in a row. I absolutely love their setup and what they offer. My con for them would be that the inside salons are little over the top with non-essentials. But they usually always have a waiting list to rent. My next would be Salonsbyjc.com. They have a great concept and floor plan but are pricey for what you get. They always have a Manager on staff, which I think is needed if the building has more than 20 suites. Last would be Salonlofts.com which is probably my favorite. I love that the owner took everything that I consider great from each of other the competitors. I like that she utilizes most of the space but still did some nice interior décor when you first walk in. I like that she offers a template on one of the walls in the suite. This is super cool and makes each suite appear custom. She offers the leaser help with their business and is always available when needed. All three competitors are great in their own way. I hope to establish myself as someone they would consider a competitor. I have rented from three different buildings in the last 10 years. I have done my research and continue to do my research on salons. I would take what works from each one and make my own, simply better. I want to offer the leasers continuing education, help and advice. I'd provide a website for the customers with gateways to schedule appointments easily and see what services are provided. The leasers would have access to a studio photo shoot to go along with their bio on our main website. I would have accent walls to personalize the spaces and a floor plan with different size suites as options to rent. But More than anything I want to provide a place for them to work effectively and safety. Currently most of the salon suites are full or have a waiting list due to covid safety protocols. Nobody wants to go into a big Salon anymore, they want to be in a private Suite where they know it's been sanitized in between each client. We have got to get these going so that people can have a place to work. I have been dreaming about this for years and I really, really want to get it started. Now is the time! Please help me and others make our dreams come true.
