  • Funding Usage

    Vacant home stagings bring in the most income. In order for my business to perform these vacant stagings, I need to have furniture and decor on hand. Without inventory to fill multiple homes I am unable to take on more than 1-2 stagings at a time. My inventory, on average, stays in a staged home for 2 months at a time which can hinder my income greatly when I have to turn down new staging inquiries. I can miss out on up to $4,000-$10,000 per month! The costs of renting moving trucks is not ideal so I plan to purchase my own moving truck to transport staging items for each staging service. Not to mention, with a growing inventory I will have to find a larger storage space. I plan to eventually rent an entire warehouse to store everything which will cost around $2.000 per month. Basically i will be using this funding to expand my business so that I can start hiring employees and bring in additional income.

This will allow me to build relationships with realtors and other home investors within my community. Eventually I will be able to expand my business to other counties in California. I want to create job opportunities for my community as well as provide the most outstanding staging services for my county.

  • Self Identified Competition

    Real estate agents who think they know how to stage a home, other staging companies who tend to undercut their pricing, and virtual staging companies are my 3 biggest competitors. There are a few real estate agents that decide to take staging into their own hands. Unfortunately this leads to living rooms that are still bare, consisting of a sofa and area rug - or maybe just a table in the corner with a vase on top. Staging companies who lower their staging costs to compete with other stagers are usually using outdated furniture and are most likely not certified stagers. They often don't keep up on current trends or do not follow the protocol for staging designs that match the architectural style of the home. Virtual staging companies can make listing photos look very artificial. Even if the virtual staging looks realistic in the photos, home buyers are often disappointed and walk away when they see it's not actually furnished upon viewing the home in person. Although their intentions are good, these competitors actually decrease the value of the home, as there is no emotional connection created. Most home buyers can not look at a home objectively. Walking into a bare space, it's hard for them to imagine themselves living in the home. Fortunately, most home owners, investors, and agents recognize the value in staging. Those who do are my loyal clients. They understand that hiring a certified stager is going to earn them more money and a quicker sale. My focus is to create multiple emotional connections for home buyers when they view a home I've staged. It's important that they get an idea of a proper furniture layout for each room as well as experiencing the visual of a comfy, welcoming home. I consider my client and I to be teammates and make sure to meet their needs so that they are 110% happy with their home staging investment. I took the time to educate myself in home staging and redesign. I earned my certification as a professional in this realm and continue to educate myself on new decor styles and the ever-changing housing market.
