Funding Usage
I will use the funding as a resource to assist with current payroll for this fiscal year and the next. The funding will help with the improvements for both the interior and exterior of the property. For example, the carpeting in the hallways and major maintenance issues in the rooms. In addition, with any parts needed for the development of the optimal rooms for current and future guests. On the outside I would like to make improvements will the goal in mind that this will be an appealing property for the community. There are many items on the agenda such as cleaning up the trees and bushes that approach the freeway. We would like to update our Super 8 sign to be more welcoming and modern. Also, there will be a shift in or are hotel standards to match Wyndham green standards. This will help concerns such sustainability and negative environmental impact. The funding will be allocated towards the following- Install energy efficient night lights in guest unit bathrooms to avoid having guests use the main set of bathroom lights as night lights, improve exterior lighting controls, improve building energy efficiency, Improve HVAC and similar equipment efficiency, install programmable or smart thermostats in guestrooms and or common to optimize energy management settings, if and when applicable/ feasible, and Upgrade lighting to CFL or LED. With the funding we will be able to make easy and high-level changes to help the property overall appeal and efficiency. This will not only help us as a business put make a strong impact in community on topics such as sustainability and environmental concerns. Overall this we benefit not only us but the Marion county and bring more economic prospected during the fiscal year

Business Plan
We have already transitioned into developing long term relationships with organizations that come to our area at a certain time in the year. In addition, we have already increased our ADR by $10 since last year. While also increasing our weekly rates by 1.5%. We will continue to increase our average daily rate to hit 7-10% after renovations. With the improvements we have set they will help tailor to more demographics. We also aspire to promote our business with other local businesses and ask," how we can help them". In turn building a strong business community and being able to have more profitable leads. By switching to Wyndham green standards, we will not only be able add value to the property but showcase new world ideas such substantiality in business. Lastly, we will assure if there are other investors for the future, this property will hit all their checkmarks. Hospitality is an everlasting industry and even during the Covid-19 pandemic people needed to travel. So, I think the business model stands for itself. Overall if well managed the property should return great cash flow and one should be able to mediate expenses. I believe I am fast learner and smart decision maker to be in this industry when things can change fast. I have been in the motel/hotel industry for a couple years and have been fortunate to see so many different pictures. I think this will help me make informed decisions in the current and future. Besides hospitality, I believe I have a good business acumen for my past business ventures to my current. I have been able to understand what it takes to run a successful business. As I have done the past, I do not mind putting in the hours and getting my hands dirty. When I kindly ask for this request, it is not just an investor but as a front like worker in my own business. I will be there to foresee and apply these renovations myself.

Self Identified Competition
We will use the 3 hotels near me as my top competitors Hilton, Comfort inn and Travelodge. Let's start with Travelodge. They are mostly profitable on long term stay because they dilute the weekly prices. However, this brings a tough crowd to stay at these properties. In addition, they are not able to capitalize on traveling customers because of reviews and rooms being torn apart from local and mischievous crowds. They also draw a lot of authorities to help clear out problems. Another con is that their visibility online is not the best for OTAs and brand websites. Comfort inn is a more mid-scale economy such as my Super 8. They however tend to price higher than us and they aren't offering any additional services. I've personally been able to do tours inside and outside their property and comparing room to room there wasn't much of a difference. In a recent phone call made to property when we were almost sold out. This property still had plenty of rooms and was pricing 30% higher than us. I personally believe they need a revenue manager because their pricing strategies don't make sense. In addition, I don't think they offer weekly rates. Otherwise, I think they are also a good businesses and reasonable competitors. Lastly, Hilton inn is a more upscale hotel, the hotel itself is in great condition on the outside and I haven't got to see much of the inside. Whenever comfort inn and Super 8 sell out I don't see this hotel being full occupancy. They are priced higher than us regularly and especially during events. The hotel can be great but if it doesn't serve good pricing regular customers aren't going to stay. Especially when there a major economic event such as Covid-19 last year. At the Super 8 we offer great pricing for daily stay and weekly deals. However, we still tend to fall at $60 ADR when using weekly specials. Our location is right off the freeway better then all our competitors. Our visibility is great online for OTAs and brand websites. I am also available at the property to manage daily operations and for my research on Travelodge is managed by the owner. Also, even if any of the properties makes renovations, I don't think they have plans to develop green standards.
