Business Plan
Our goals over the next 1-5 years are securing multiple small multi-family homes, securing a software that approves tenants faster than normal, an annual income of $180,000, and one short term rental in each property. The methods we will use to achieve our goals are establishing a rapport with a realtor, sourcing the right software to use for long term tenant approvals, continuing education on state tenant/landlord laws, attending real estate investing classes/conventions, and investing in marketing to keep all units income producing. I am from Milwaukee, WI, moved to New Orleans six years ago. I noticed that there are too many slumlords, after experiencing several. I was determined to become the best landlord in New Orleans. To start, I worked for a couple who managed a 20 unit apartment complex. 18 units were long term tenants and 3 units were short term rentals via AirBnb. I helped the couple maintain the property, cleaned AirBnb’s after checkout, was the point of contact for short term rentals, cleaned after long term tenants vacated, and showed vacant units. I do have Full Time employment as a Talent Acquisition Team Lead. With this experience, I know I am ready to take on being a landlord Full Time, and be the best one out there.

Self Identified Competition
Coxe Property Management and Leasing, Upper Management Realty and PMI Property Management. All three are great companies but none of the are women led, none provide properties that can sustain the SouthEastern Louisiana climate and two are New Orleans based. I will provide a rent stabilizer for each property. One short term rental to stabilize long term tenants rent. I will provide sustainable living during hurricane season i.e. solar panels and generators.
