We will also need masonry repairs to the brick veneer on the front of the building after removing a large but unusable canopy.

Business Plan
We will advertise and fill all of our available retial areas, advertise and fill our self storage spaces in the basement. The next phase is to add two stories to the building and add 6 condominiums on the water side and 8 apartments on the street side. We are trying to bring small locally owned business back to the downtown area. The only retail spaces currently available are very large and expensive - we can cater to the small business that do not need 10000sf and need a high-visibility place to have a safe store and access to the high volumne of tourist and shopping traffic.

Self Identified Competition
There are no other business in Manistee trying to do what we are. There is one 'Emporium' downtonw, but it structured as a flea-market type business, where the content owners are not present and running their own business. We can provide spaces as small as 200sf and as large as 1000sf to up and coming or new local businesses in an effort to help them get their start and provide products and services that are not currently available downtown.
