Simon Investment Properties | Application Preview
Simon Investment Properties is seeking government grants to enhance their efforts in creating affordable housing. The funds will be used for expanding marketing channels, growing the team, and covering legal expenses to establish a non-profit organization focused on addressing the issue of vacant homes. The approach involves foreclosure on nuisance properties, which has not been widely discussed in the affordable housing conversation. The applicant aims to shift the national perspective on affordable housing, starting in Clark County, Ohio.
The business plan includes the following key initiatives:
1. Expanding the team to manage a higher volume of properties.
2. Refinancing existing properties to increase cash flow for further acquisitions.
3. Utilizing local marketing and social media to establish a brand and attract funding.
4. Streamlining the construction process for efficiency and scalability.
Reasons for funding approval are centered on tangible returns, the growing capabilities of the team, a dedicated focus on improving affordable housing ideologies, strong equity in owned assets, and high returns on marketing and working capital efforts.
In terms of competition, Simon Investment Properties differentiates itself from traditional real estate players such as The Solomon Group and Ridgewood Properties by targeting properties overlooked by competitors. The applicant's unique strategies are informed by research aimed at addressing the housing shortage.
The competitive edge lies in data sourcing from local governments and insurance/title companies, alongside innovative title strategies that involve direct attorney participation in property purchases. This allows for the clearing of liens and mortgages, enabling the resolution of complex property issues, thereby addressing vacancies and aiding sellers.

Funding Usage
These funds would be allocated to adding marketing channels, Growing my team, and attorney cost to start a non-profit to create affordable housing. This affordable housing would be done using a non-profit to foreclose on nuisance properties. This is never talked about! I believe this is going to be a huge solution for affordable housing, and this will take care of many vacant homes. All the news on affordable housing is: a cheaper material, 3d printed homes, some fin tech bs. This is great and all but fundamentally we are going at this incorrectly. I believe I can change how we look at affordable housing on a national level. And this will start in Clark county Ohio.

Business Plan
1) Firstly I will go my team to be able to handle higher volume of properties. 2) I will be refinancing more properties to hold as rentals and have more cash available to purchase 3) I will be leveraging local marketing channels and social media to build a local and national brand this will help spread my affordable housing model and well as help me acquire properties and funding 4) I am streamlining my construction process to it can "copy and paste". we will be able to use more crews and this will be easier for a project manager 1) I have great tangible returns 2) My team size and personal skills are growing daily 3) This is all I do, And the only reason it is alright to spend this much time on this is because the time is spent scaling and changing the affordable housing ideology...... not just spinning my wheels 4) Any asset I take ownership in always has high equity 5) My Marketing and working capital has even higher returns than my properties do

Self Identified Competition
In traditional real estate my local competitors are: The Solomon group, Ridgewood properties, and National wholesalers/(mass marketers) However, I target properties they do not look at because I can solve the problems with these properties that make most businesses think nothing can be done. These strategies have lead me to the research that will solve a very large portion of out housing shortage and need for affordable housing. What differs me from my competitors: Data - I source my data directly from the local governments and High level insurance/title companies title strategies - truly no one else is using attorneys to purchase property with out a title company so they can clear liens, mortgages and more. I understand why they would not want to but this is the deference that allows me to solve the most vacancies and help the most sellers.
